These terms govern the advisory engagements we provide and the use of this website. Please read them before beginning an engagement.
The provider

What we provide
We provide financial planning and management advisory consultations and planning engagements to property owners. Each engagement is a defined piece of advisory work that ends with a written plan delivered to you. We do not provide investment management, tax filing, legal services, insurance brokerage, or property management. We are not a regulated securities dealer, a law firm, or an accounting firm. Where an engagement shows that regulated work is needed, we point you to a regulated provider and take no fee for the introduction.
Engagements and fees
Fees are charged as a single flat amount per engagement, quoted in Thai Baht (THB) and fixed in writing before the work begins. No payment is received from any third party for the work, and nothing is billed by the hour. The agreed fee covers the engagement as scoped. If the scope needs to change during the work, we flag it before continuing and re-quote where the change is material. Payment terms are set out in the engagement letter that confirms each engagement.
What an engagement is, and is not
A planning engagement produces advisory analysis and a written plan. It does not produce a guarantee of any financial outcome. Property values, rental yields, tax rules, and currency rates change, and a plan that is accurate on the day it is written may need to be revisited as circumstances change. We do not promise specific returns, savings, or tax outcomes, and any figure in a plan is shown as an estimate based on the documents and rules current at the time of writing.
Use of this website
This website describes our services and accepts inquiries through the form on the Contact page. The form on the Contact page submits to a handler on this same domain at /api/inquiry. The website carries no analytics and no third-party trackers. You may use the site and send an inquiry without charge. Sending an inquiry does not create an engagement; an engagement is created only when both sides sign an engagement letter.
Your responsibilities
To carry out an engagement we rely on documents and information you provide. You agree to provide information that is accurate to the best of your knowledge and to tell us promptly if information you have given changes in a way that affects the engagement. We are not responsible for analysis built on information that later turns out to be incomplete or incorrect where you did not make a reasonable effort to provide accurate material.
Our responsibilities
We agree to carry out each engagement with reasonable care and skill, to hold your personal data in line with our privacy policy, and to tell you plainly if a question falls outside what advisory work can do. We do not agree to outcomes, only to careful and honest analysis.
Limitation of liability
To the fullest extent permitted by Thai law, our liability for any single engagement is limited to the fee paid for that engagement. We are not liable for indirect or consequential losses arising from decisions taken on the basis of a plan, including investment decisions, property transactions, or tax positions adopted.
Governing law
These terms and any engagement carried out under them are governed by the laws of Thailand. Any dispute that cannot be resolved by direct discussion will be brought in the courts of Phuket, Thailand.
Changes to these terms
If these terms change, the date shown below will change. Engagements already underway continue on the terms agreed at the time the engagement letter was signed.
