Advisory Services
Advisory work that finishes in a written plan — nothing else. Each of the three engagements below is a flat-fee piece of work ending in a document you keep.
What we sell, plainly
DataPath Financial Planning sells advisory time and a written plan. That is the whole of it. We do not manage funds, we do not broker property, and we receive no payment from any bank, insurer, or platform for recommending one. Each engagement carries a single flat fee, set out in the engagement letter before work begins, and the engagement ends when the document is delivered.
The three engagements
01 · Property cash-flow review — THB on request
For owners who want a clear picture of what a property actually returns after every cost is counted. We take your rental statements, service charges, utility bills, management fees, insurance, and mortgage payments, and lay them against the income the property produced over the last twelve months. The output is a one-page cash-flow summary and a short session to step through the numbers with you. It is the engagement most owners begin with, because the number it produces — true yield after costs — is the number most decisions downstream depend on.
Best for: owners unsure whether a seasonal rental or an annual contract is actually paying them, and owners considering whether to refinance.
02 · Tax position & residency mapping — THB on request
For owners whose residency status has changed, or who receive income in more than one country. We map how your Thai property income sits against Thai residency rules, remittance principles, and the obligations you may carry in the country where you are tax-resident. This engagement produces a map showing which jurisdictions may tax the income and which may require it to be reported. It is not a tax filing and we are not a tax firm; where a filing is needed, the map says so and we direct you to a regulated provider.
Best for: owners who have moved to or from Thailand in the last two years, and owners drawing rental income into a second country.
03 · Succession & holding review — THB on request
For owners thinking about what happens to the property next — not in ten years, but in the structure as it stands today. We examine how the property is held (freehold, leasehold, or through a Thai company), what passes on death or incapacity under that structure, and what the cost of changing the structure would be against the cost of leaving it. The output is a short written assessment of the holding structure and the options that fit it.
Best for: owners with adult children, owners holding through a company, and owners approaching a change in residency.
What is not on this list
We do not offer investment management, conveyancing, tax filing, insurance brokerage, or property management. If during an engagement your question turns out to need one of those, we say so plainly and, where we can, point you to a regulated provider. We would rather end an engagement early than stretch it past what advisory work can do.
Begin
If one of the three engagements above matches your question, the next step is a short scoping call to confirm the fit and quote the fee. Book a consultation and tell us which engagement you want to start with.
